Analysts Note 
Dubai Hills Estate has earned the badge of a super active community , the numbers have increased 5 to 10 times comparing with Q1 2018 , the reason behind this tremendous demand is the successful projects recently launched by Emaar in the community as well as the fast pace of construction where the community started taking shape and some of it's projects is getting close to completion.
 
what's worth mentioning is that none of  the 79 transfers registered during the quarter were apartments transfers ,all of the resale transactions recorded in Q1 2019 were townhouses and villas . we believe that the majority of buyers were end users that are living in surrounding old villa communities. going forward demand will be driven by those end users ,Dubai Hills Estate will attract all of tenants from surrounding communities too once completed .
 
57  transactions recorded above the 1 Million US dollars figure, 16 transactions out of the 57 took place in Golf Place villas.
 
Golf place villas caught the eye HNWI AND UHNWI (ultra high & high net worth individuals) who chose Dubai Hills Estate as new home,the development offers huge 4,5 & 6 BR villas where the buyer gets the chance to choose from 3 different styles of villas for a very attractive price comparing with surrounding high end communities.
